This is the best way to begin the process and will provide you with an accurate range on what you will have to pay for the extension, or if you are freeholder, what you should expect to receive.

Leaseholders should note that as well as their own professional costs they are also responsible for the freeholders costs, providing that they are reasonable.

Our desktop appraisals provide you with a compact, yet detailed report showing you how we arrived at your premium range. In addition to the premium range, the appraisal will also provide you with a quoting premium. Your solicitor will require a quoting premium, whether serving a Section 42 Notice on behalf of a leaseholder or responding to it, on behalf of a freeholder.

Negotiations

Once the Section 45 Counter-Notice has been issued the leaseholder’s and freeholder’s valuers will enter into negotiations to agree the final premium payable. This normally takes between 2 and 6 months. Efforts should be made by either side to reach an amicable conclusion without application to the First Tier Property Tribunal.

Fact: Only the landlords initial valuation fee is paid for by the leaseholder;  each side pays their own costs for negotiating the premium in rare cases their ow Tribunal costs if the matter proceeds that far.
